Why should I maintain my asphalt? What happens if I don't?

Asphalt deteriorates over time from the harsh effects of gas, oil, and sun oxidation. As this happens it becomes brittle and susceptible to cracking under the weight of vehicles. Once the pavement cracks, water has a way in, damaging the base while softening and weakening the asphalt, which leads to more cracks and major damage. Sealcoat adds a durable layer of protection against these effects, preserving and extending the life of your asphalt. Beyond protecting your investment, a sealcoat gives your facility an attractive new appearance, which can raise property value and keep the site looking first class. You save time and money in the long term.

Can seal be applied all year? When is the best time?

We work around your schedule, whether that's evenings, weekends, or some holidays, to minimize the impact on your business or lifestyle. We can split roads or lots into multiple days of work to reduce traffic and disruption. We seal year-round and are minimally affected by the weather here in California.

What prep work is needed before sealing?

We prepare the site before applying sealcoat by sweeping and using high-power blowers so the pavement is clean. You can help by making sure vehicles and objects are moved off the area before we arrive. Where needed, we provide and place temporary "No Parking" signs and handle door-to-door notifications, at no additional cost.

How long before I can drive on it?

Light vehicles can drive carefully on the pavement about 24 hours after the sealcoat is applied. Full cure takes several days depending on the weather. If needed, we can add a latex modifier to speed drying so it can be driven on sooner.

How do I get more life out of my asphalt and sealant?

We can apply more than one coat of sealer. An additional coat is economical and increases overall durability. We also recommend sealcoating every 2 to 3 years to extend the life of your pavement and protect your investment.

Do you seal anything besides asphalt?

Yes. We color coat sports court surfaces from tennis and basketball courts to pickleball courts, and apply colored coats to parking lots, driveways, and walking trails. These are specialty products that may need additional lead time for material, so keep that in mind when scheduling.

How do you apply sealcoat?

By spray or squeegee, depending on the surface. Both methods give your asphalt the best possible coverage. See the short clips on the home page.
